Buying a House While Renting an Apartment: Realtors Tell All

August 2022

  • Before you even consider how to budget for a home, make sure you cover the basics. Jennifer Black from Usaj Realty offers these tips:

  •

    • Step 1: Meet with a lender to ensure you're financially ready to own a home. Your advisor should help you get to where you need to be. With a higher credit score, you'll be able to secure a better mortgage rate.
    • Step 2: Understand the importance of saving for a down payment and how it will impact your mortgage payment. Larger down payments lower your monthly costs and potentially remove the mortgage insurance requirement.
    • Step 3: Plan ahead. Many out-of-pocket expenses come with being a homeowner. When you rent, the landlord is responsible for maintenance, taxes and improvements. When you own, you're on the hook for all of these and more.

What do we need to know about the market now?

September 2021

  • Jenny Usaj, co-owner of Usaj Realty, has been in the business 13 years. Here are her three big takeaways on the current market:

Despite inventory remaining low, homes are taking a bit longer to sell. On average, it took 11 days for a home to sell this August, compared with 9 in July, Usaj says "this is great news for buyers who can afford to be a little but pickier as we head into the colder months."

Usaj predicts houses will continue to appreciate in Denver. That means if you're able to buy now, the investment could pay off when you sell. "Until we see a huge increase in the supply of homes for sale, demand will continue to allow for homes to appreciate"

Usaj sees most demand for homes priced between $300,000 and $750,000. If no new homes in that price range hit the market, they would all be gone in just 2 weeks, as of Sept. 10.

“The future 10-year growth of metro Denver is promising as the 2030 population is expected to increase to more than 3.6M — a 20% increase — but I don’t expect most of the population growth to be in the neighborhoods experiencing rapid change today,” Usaj said in a statement this week. “Naturally, future first-time homeowners will look to neighborhoods that are centrally located, perhaps near the light rail system, and whose home values are still within financial reach.”

Why a new type of housing development in markets like Denver has become 'the hottest topic' in real estate

  • “Frugality is a good thing. Just because you qualify for X amount of money doesn’t mean you should buy a home that maxes out your budget,” says Jenny Usaj, co-owner of Usaj Realty in Denver. “It’s prudent to ensure your financial security won’t be compromised with a mortgage payment that is busting at the seams.”

Denver homes are flying off the market 41% faster than last year

March 2021

"Jenny Usaj, a DMAR Market Trends Committee member and co-owner of Usaj Realty, told Axios the market is emotional right now.

  • The "perfect storm" of low mortgage rates and a year spent at home is driving the market at a never-before-seen velocity, she said.
  • Usaj made clear that doesn't necessarily mean it's a bad time to buy. Low mortgage rates give buyers more purchasing power, and help make monthly payments more affordable.

A few tips from Usaj, if you're thinking of buying:

  1. Go slow to go fast. Denver's market is quick and expensive, so get clear on your priorities and true budget before you enter.
  2. Pay attention to how long the home has been on the market. If it's been sitting for more than a week or two, odds are you'll have less competition.
  3. Consider a condo. They're sitting on the market a little longer than single-family homes (31 days in February, compared to 23) and have more approachable price points."

July 2020

  • "Kristina Casinelli of Usaj Realty always dreamt of running her own business. She comes from a family of entrepreneurs. Raised in a small town in northern Nevada, she always looked up to her father, who built a successful diesel engine parts business, which he operated for over 20 years.

Kristina worked with various non-profits throughout college. She ultimately decided to become a teacher and taught English in Spain after graduating. A lifelong explorer, she has lived and worked in both South America and Europe. Her adventures include five continents—including Antarctica. After her time working in Spain, she moved to Colorado to teach 3rd grade.

Kristina originally intended to obtain her real estate license in order to find investment opportunities for her family. As she learned more about the process and promise of real estate, she wanted to help others achieve the same opportunities. She felt that a career in real estate perfectly blended her intrinsic motivation for helping people with her lifelong desire of running a business and being an entrepreneur."

I run a Real Estate business that is client-focused and keeps kindness at its core. I’ve found that one of the greatest benefits of developing my own business is that it can become whatever I want it to be. I have been able to craft a path that reflects and grows with who I am and what I want to put out into the world. I can exist in this space and care just as much, or more about nurturing relationships as I do closing deals. I can focus on doing the right and honorable thing and still help my clients accomplish all of their financial and lifestyle goals. I can be abundantly kind, and still drive a hard negotiation and stand up fiercely for my clients. I can empathize with all parties in a transaction and also strive to put my client’s interests above all else. I can be both, AND." Find the whole article here.
